In addition there is also an area of non-IACS registered woodland that extends to 1.43Ha (3.53 acres) or thereby that has largely been windblown but provides a useful source of felled timber. All fallen and standing timber is included in the sale insofar as it is owned.

The farmland is largely under arable cultivation with the exception of field 1 and field 10, together extending to 1.08Ha (2.67acres). Fields 5, 7 and 12 are presently in grassland. The land rises from approximately 130m - 179m above sea level at the Air Navigation Beacon in the north east corner of field 3. The land surrounds a radio station, within the vicinity of which restrictions apply in relation to structures, vegetation and electrical infrastructure. A servitude right of access to the radio station site will be retained by the seller.

Included at the north, just off the A947 Oldmeldrum to Newmachar road is a useful general purpose agricultural building measuring 22.25m x 12.5m with 5m height to eaves and 7m to ridge together with adaptable yard area. Also included to the south of Sunnyside, within field 2 is a former piggery building.

A servitude right of access through field No. 12 will be retained by the seller for the service of adjacent land.

BPS Entitlements are not included in the sale. All BPS Region 1 land except fields 1 & 10 (totalling 1.08Ha) Region 2. All Non-LFA land.

Clawback / Overage:

The northern half of field 12 (1.6 Ha or thereby) will be subject to an obligation from the purchaser (and successors in Title) in favour of the seller to pay 50% of the uplift in value occurring as a result of any non-agricultural development or grant of planning permission in the period of 20 years from completion of sale, such obligation to be secured against the affected area.
