Our proven sales platform has an international reach, and our in-depth knowledge of the locality is a key strength in being able to assist clients and prospective purchasers less familiar with the area.

The sales process can be broken down into the following steps:

First Steps

We would be delighted to pay you a visit to have an initial discussion about your property in complete confidence. This is usually a free service which we follow-up with a market appraisal, providing you with our proposed marketing strategy and terms of business prior to taking formal instructions.

Preparing Your Property for the Market

Once we have received your formal instructions to proceed, we’ll undertake all of the work that is needed to prepare your property for the market - from arranging for high quality photography to be carried out to preparing the draft brochure for your final approval and launching to the market.

The Marketing Process

We’ll ensure that the property is properly launched to the market, using press advertising and social media where it's appropriate. Throughout the marketing campaign, we’ll field property enquires and keep you up-to-date with how the sale is progressing. We will work with you and provide advice to seek maximum value through setting of a closing date or direct negotiations.

Finalising the Sale

Once we have sourced an acceptable offer for your property, we’ll mark the property as ‘Under Offer’ whilst your solicitor progresses the negotiation towards the conclusion of missives and ultimately, the settlement of sale. During this part of the process, we’ll still be on hand to help with any practical matters that might need addressed, such as the preparation of a Title Plan that might be required for the registration of the property with Registers of Scotland.

Throughout the process, we will always be ready and willing to help with whatever additional assistance that you might need. Our sister companies are also on hand to assist where required – for example with the dispersal of livestock, the clearing of a property or help in arranging and running a farm or business roup.
